By completing the attached enrollment form, you can enroll in automatic payments made directly from the account you designate. Quarterly dues will be debited automatically from your account between the 10th and 14th of the month in which payment is due.
The Terrace 2025 Meeting Schedule
The Terrace Homeowners Association (B) Board of Directors will meet on the second Tuesday of the month, each quarter via Zoom. If you wish to attend, please email manager@mountaincaretaker.com no more than five days prior to the meeting date to request the link. Board meeting dates are: January 14, April 8, July 8, October 14, 2025.
The annual/budget meeting will be held on Thursday, November 13, 2025 at 6 pm.
All meetings will be held virtually unless otherwise indicated on the formal meeting notice.

Annual Meeting 11/14/2024
The annual meeting was held on 11/14/2024. A quorum was not achieved so no meeting minutes were recorded. The 2025 budget is deemed ratified.
2023 Annual Meeting Notes
A 25% quorum was not achieved so minutes were not recorded. Attached are notes documenting the meeting was held.
11/11/2021 Budget Ratification Meeting
The budget ratification meeting was held on November 11, 2021; however, a quorum was not achieved. Absent a quorum, the budget is deemed ratified by the membership.
06/23/2021 Annual Meeting
A meeting of the homeowners of The Terrace Homeowners Association (B) was held on June 23, 2021; however a quorum was not achieved so no minutes were recorded.

Board meeting minutes are posted after approval by the Board at the following meeting. Annual meeting minutes are recorded at meetings where a quorum (25%) of the membership is present. Those minutes are sent in draft form following the meeting and posted after approval at the next meeting of the membership.
