ACH Enrollment Form

By completing the attached enrollment form, you can enroll in automatic payments made directly from the account you designate.  Quarterly dues will be debited automatically from your account between the 10th and 14th of the month in which payment is due.

2022 Regular Board Meetings

Board meetings in 2022 are March 31, 2022, June 1, 2022, October 13, 2022.  The Budget Ratification meeting will be held in November, date TBD.  All Board meetings are held at 6:00 pm unless otherwise posted.  Owners wishing to listen in on these virtual meetings should request a Zoom link no earlier than 7 days before the meeting.

A special meeting will be held on Wednesday, December 14, 2022 at 6 pm via Zoom to discuss a legal matter with the association's legal counsel.  This meeting will be held in Executive Session.

GOVERNING DOCUMENTS

Articles of Incorporation

Articles of Incorportion initially create the corporation under state law and define the association's basic purposes and powers.  They may specific such things as the number of directors, terms of office, and other specifics about how the board functions.

Amendment to the Articles of Incorporation

This document amended the original Articles of Incorporation in 1999.

Amended and Restated Bylaws 05-2021

The Amended and Restated Bylaws were approved by the Board of Directors via email vote July 2021.

Bylaws contain provisions concerning actual association operations and governance, such as meetings, procedures for electing the board members and officers, and general duties of the board.  Sometimes the bylaws cover the same topics as the declaration.  In the event of a conflict between documents, the Declaration would prevail.

This policy is required by State Statute and outlines the process for adopting new policies, rules, etc.

Policies and Procedures - Collection Policy

This policy is required by State Statute and outlines the process to be followed in the collection of unpaid assessments.

This policy is required by State Statute and outlines the process to be followed when a Conflict of Interest exists.

Policies & Procedures - Conduct of Meetings

This policy is required by State Statute and defines appropriate processes and behavior for conducting efficient and proper business meetings.

This policy is required by State Statute and outlines procedures in the event of a dispute.

Policies and Procedures - Enforcement Policy

This policy is required by State Statute and outlines the process to be followed to gain compliance with Terrace rules and restrictions as stated in the Declaration or other properly adopted documents.

Policies and Procedures - Inspection and Copying of Records

This policy is required by State Statute and informs owners of their rights to access association records.  Some records may be withheld if they contain personal information, personnel matters or are protected by attorney/client privilege.  There is a form at the end of the policy for owners to fill out and submit if they wish to access association records.

This policy is required by State Statute and guides the Board in appropriate investment of reserve funds.
